Cour Du Parc Cladding A Potential Fire Risk

The Guernsey Housing Association will replace the cladding on the multi-storey block of flats in the Charroterie.

Cour Du Parc currently has Kingspan K15 insulation which has recently been reclassified from low fire risk to medium.

GHA Chief Executive Steve Williams explains this was an unforeseen change:

"When we put the cladding insulation on it was class 0 grade, which was the best class available.

Since then, there have been further tests, and only relatively recently have we found out that actually, it is not the low risk it was originally sold as.

There’s been a whole new grading system post the Grenfell disaster.

Because we now know it's a medium risk, we feel compelled as a responsible landlord to remove it and put a more safe product on it."

He added that the cost of the replacement will come from the GHA themselves, not from the residents, and this decision has been made to prioritise safety:

"We want to make sure the residents are fully secure.

We have been talking through with fire service and building control as well, everyone is very happy with what we’ve done so far and no one is compelling us legally to do this either.

We feel compelled to invest in the property for the safety and security of the residents."

He said the work, which could potentially begin in Spring 2023, will be as un-disruptive as possible:

"The residents will be able to continue living in the property, but there’ll inevitably be some noise in terms of the work going on outside.

We’re hoping it’s a maximum of 4 months of work, steadily as they go from the bottom to the top.

Initially, it will affect each floor for a short period of time then they’ll be moving on up through the floors to do the whole building."
